Today I want to discuss about the housing market in San Jose del Cabo, by reading this article you´ll become more familiar with the different neighborhoods and areas and price ranges.
 
Personally, I´ve been a resident for over 30 years in San José del Cabo and let me tell you, things have changed...a lot.
 
For instance, the first thing you need to understand is that depending on the area, neighborhood, views, etc, the price will be directly affected and this is in most Real Estate scenarios anywhere in the world and San José del Cabo is not the exception.
 
 San Jose del Cabo
 
The closer to the beach and points of interest like dowtown, shopping malls, restaurants, plazas etc, the pricey it gets
 
Starting prices for homes and condos in San Jose del Cabo are about $350k up to millions of USD.
 
Depending on the type of property and of course your personal taste and needs, you can find houses and condos in different areas, but I will be breaking this down to different budgets and price ranges for a better understanding of the different options.
 
To start let's say we have a budget of $300k up to $600k, and we will be increasing the budget while we move forward in the different communities.
 
Condos in Downtown San Jose.
 
This price range of $300k up to $600k is perfect to consider investing in a property in downtown San Jose.  
 
San Jose del Cabo Downtown
 
Condos sometimes are a tricky with all the expenses that come along when it's a brand new build, like new furniture, appliances, some personal details and decor are usually not considered in the budget but you need to have that in mind.
 
But let's cut to the chase, right now as I am writing this the base price for a 2 bedroom condo in downtown San Jose in pre-sale is $360k, that is the starting price for 2 bedrooms, if you see anything under that price and 2 bedrooms within 3 blocks of the art district in San José, buy it!
 

Houses and Condos in Magisterial and Chamizal.

MAGISTERIAL

Magisterial San Jose del Cabo Baja California Sur

Magisterial and Chamizal are old time well established neighborhoods they are next to each-other and you can find some private condo communities in Chamizal, but rarely anything is for sale there. While La Magisterial is a more residential area,  there are no private communities there, that means no HOA fees, just a regular neighborhood close enough to downtown and the beach, usually you don't have any ocean views from any of those, but if you do, you will be one of the few.

CHAMIZAL

Chamizal San Jose del Cabo

Most of the houses in these areas are +20 years old, and maybe a few recent ones, inventory is always low, they usually sell fast, and the price range in Magisterial and Chamizal is between $350k up to $500k, great location at a decent price point.
 
 
 
Now is the time to increase our budget to $700k up to $3M USD.
 

Finisterra AND Hotel Zone | Club Campestre San JosE | La Jolla AND Costa Azul area.

Finisterra is one of the oldest communities in San Jose, being next to the Vidanta Golf Course is one of the perks of living in the area, some houses are +30 years old and some not so much, but definitely the location is great. Houses in the area go around the $750K up to $1.5m, recently the market for houses in Finisterra is super low, they come up for sale very rarely, and right now we have condos in different developments in this area, condos go around $400k up to $900k.

For the Hotel Zone we have different price ranges, but we have beachfront properties for sale, the "beachfront" factor always makes things more expensive, but living right in front of the ocean is truly a game changer, if you can afford it, it is definitely worth it.

For this area we need to set an undefined max price, so you can take a closer look at what I'm talking about, but still you can find a nice 2 bedroom condo in Club La Costa or Peninsula for about $350k, which are really great locations, and prices are not over the clouds.
 
 

CLUB CAMPESTRE

LA JOLLA SAN JOSE DEL CABO

La Jolla is a private community perched up on a hill in San José del Cabo, some houses in the area enjoy nice ocean views, while others in the back of the community have fast and easy access to the amenities such as kids park and tennis court. 

Having an ocean view there means that you are close to the high-way that can be noisy some times, and if you value silence and quiet more than looking at the ocean and listening  to cars, you will be better off in the back of the community, is just one thing for another.
 
Prices in the area go from $800K up to $2.5M USD in some cases, the community itself is family oriented, which is nice if you have kids.
 
Being close to the beach is one of the perks, you have Costa Azul right across the street if you like to surf, and if you like to swimm you are a 5 min drive from the prestigious Palmilla Beach.

Costa Azul San Jose Del Cabo Homes for sale

Costa Azul is the one and only area where you can find multiple surfbreaks in San Jose, for begginers and advanced. Location is great, different types of properties around it, from condos to homes and sometimes some lots.
 
Condos are usually right infront of the beach, with Soleado, Las Olas, Las Residencias and Mira Vista, units in these locations come up in the market rarely, they are great rentals and make money to their owners, so not everyone is eager to sell them.
 
On the hills to the right (see photo) we have Terrazas de Costa Azul, a residential area filled with custom homes where you can enjoy some amazing ocean views.
And on the left side we have Gringo Hills, this residential area has condos and houses around, some new developments coming up in there like The Break and Sun and Sea Condos.
 
Price range in the area is usually about $400k up to millions depeding on the features of each property.
 

PUERTO LOS CABOS

Puerto Los Cabo homes for sale

Puerto Los Cabos is a master-planned resort community located just east of San José del Cabo, just 10 mins away from the Art District in dowtown San José, and 5 mins away from the marina.
